Below you will find an overview of IEF Capital’s real estate and inflation deals over the past years.
2008 – Purchase retail portfolio Unibail Rodamco
A consortium led by IEF Capital acquires this Dutch retail portfolio valued at approximately €775 million (largest real estate transaction in the Netherlands in 2008). This high quality retail portfolio consists of over 200 high street shops, 19 shopping centres, 20 supermarket premises and 3 retail parks.
2007 – Sale office portfolio
IEF Capital successfully sells a portfolio consisting of 1 shopping centre and 40 office buildings spread over the Netherlands for approximately €300 million.
2005 – IEF Capital makes the Netherlands' largest real estate acquisition ever, leading the purchase of the VendexKBB portfolio
A consortium led by IEF Capital successfully makes the largest real estate transaction ever performed in the Netherlands, by purchasing the VendexKBB (now Maxeda) portfolio valued at approximately €1,4 billion. The portfolio consists of 70 prime retail objects and 3 car parks in mainly high street locations. All objects are leased to leading Dutch retail chains Hema, Bijenkorf and V&D for a weighted average period of 20 years.
2004 – Takeover of the Westersuyker NV
A consortium led by IEF Capital acquires all outstanding shares in listed company Westersuyker NV. The other members of the consortium are PGGM, Beryllus and Van der Vorm. The Westersuyker real estate portfolio consists mainly of large, top-quality office buildings, most leased for very long terms to triple-A tenants. After the successful completion of this transaction, IEF Capital delists Westersuyker and uses the €400 million portfolio as a hedge for the issue of another series of Dutch inflation products.
2004 – Numerous bilateral transactions amounting to €130 million
IEF Capital acquires a number of portfolios from different sources. They include a retail portfolio from Uni Invest and the Mariahoeve Shopping Centre in The Hague from Corio.
2003 – Acquisition of an office portfolio from Rodamco Europe
IEF Capital purchases an office portfolio from Rodamco Europe for approximately €120 million. IEF Capital also issues the first Dutch Capital Index Bonds and places these with ABN AMRO Asset Management. PGGM joins the IEF Capital customer base with a 30-year Inflation Swap.
2002 – Acquisition of the Shell portfolio
IEF Capital acquires the Shell Pension Fund's Dutch commercial real estate portfolio, with a total value of approximately €400 million. This is then used to hedge the first Dutch Inflation Swap.
